Envelope Control Guide for Landed Houses

Updated control guidelines for the design and usage of space for landed homes in Singapore have been in place since 11 May 2015. Using a Volumetric approach, the building mass of a landed home is set within an “Envelope” shape, with key changes to the total heights of the homes and granting more flexibility to owners to determine the internal structures.
For 2 storey houses, the maximum allowed height is 12m, and for 3 storey houses like Parkwood Collection, the maximum allowed height is 15.5m. Only the height of the top, or attic, level is set at a maximum of 3.5m. Owners are thus able to have a mix of ceiling heights and face less restrictions for mezzanine levels within the set Envelope. There are no changes to guidelines on other features like roof eaves, concrete ledges and car porches.
While the revised maximum heights of 12m and 15.5m are lower compared to 14.1m and 17.7m allowed previously, the relaxed rules should allow greater scope for owners and architects to design creative homes with more natural light and ventilation.
