Strata Landed - 5 Essential Questions for Owners

1.What is Strata Landed?

A Strata Landed Development is formed by Strata-titled landed homes on a common plot of land, with communal shared facilities and one vehicle entrance point to the site. A Strata Landed Development such as Parkwood Collection may have features like 24 hours security, a basement carpark, and recreational facilities such as swimming pools and walking paths. It is important to note that Strata Landed homes are not classified as Condominiums, and are subject to the same ownership rules as Landed Homes in Singapore.


2.How many Units can be built?


For Strata Landed sites outside of Good Class Bungalow areas, 40% of the Total Site Area can be used for dwelling units ( Strata Landed Homes).


Detached/Bungalow units are considered to have a Footprint of 200sqm, while Semi-Detached and Terrace units are considered as 100sqm.  The total intended Footprint of the units cannot exceed 40% of the Total Site Area.


(Total Site Area x 40%) / Footprint of Intended Units = Number of Units.


3.What are the Types of Strata Homes that can be built?


The Strata Landed Homes can be Strata Detached, Strata Semi-Detached, Strata Terrace and a mix of Strata types. On sites that are in Safeguarded Landed Housing Areas,  the Strata Homes built on the site shall follow the designated type. For instance Strata Terrace cannot be built in a Safeguarded Semi-Detached Area.


Guidelines set out in a Street Block Plan or Conservation Guideline shall also be applicable if the Strata Landed Site is in the relevant area.


4.How much Space for Communal Facilities?

Since 2014, a minimum of 45% of the Site Area shall be used for eligible Communal Outdoor Spaces. Eligible uses of Communal Outdoor Spaces include recreational facilities like swimming pools, fitness and exercise areas. In addition, at least 25% of the overall Site Area must be used for communal on-ground Greenery. Driveways, carparks and fire engine hard-standings are not considered Communal Outdoor Spaces.
